Details
Maximum loan to value is 85%. That means we will borrow up to $85,000 on a $100,000 property. The
money we borrow is secured by a note and deed of trust (mortgage). Our investors get 9% - 11%
interest.
We will never borrow more than half of our equity in a deal. In other words, if there is $35,000 of equity
in a house, we will never borrow more than $17,500 from a private investor. This leaves a safe
cushion of equity for our investors.
We close all our deals through a local Title Company or a Real Estate Attorney. All our private lenders
get:
- A Promissory Note (leaving the house as collateral)
- A Deed of Trust recorded against the property in the County Records
- Added on to the hazard insurance as the Mortgagee
- A copy of any appraisals or market analysis reports
- Lender's Title Insurance Policy
- An assignment of rents allowing you to collect rents in case of default
- We pay all costs involved to close the transaction. There is no cost to you as the investor.
- Added to a personal life insurance policy I have just for this business which declares that when
I die, all my private investors will be automatically paid their investment plus interest back.
Before you invest, we would first discuss how much of your capital you are looking to commit and for
how long. We would then look for a deal that will meet your criteria. Once we locate the right property,
we will call you, give you all the details and then you decide whether to participate or not. There's never
any obligation until after you approve the deal.
We never co-mingle or pool funds together. One investor... one house, one note, and one deed of
trust.
When you decide on a deal, you'll send your funds directly to the closing agent at a local title company
when we're ready to close. We never accept your funds directly. All the houses we purchase will be
located in the St Louis metro area.
If you need monthly payments, they could include principal and interest, or interest only, depending on
your desires. Interest only payments keep 100% of your principal working for you. Most loans have a
balloon payment due in 1 to 7 years. The term is decided by you. We really recommend letting your
investment grow & compound without monthly payments. That way you earn more interest and get the
best possible return on your investment.
If you have funds in a retirement account (IRA), you can use them to invest through what's called a "Self
Directed IRA". The IRS requires the use of an approved custodian to qualify for tax-deferred or tax-free
gains. We recommend to our clients to use one of these two large national companies that specialize
in Self Directed IRA's, Equity Trust or Guidant Financial, . I will be glad to discuss with you further how
we do this, but this is a great way to keep your money growing in a tax sheltered investment.
